Vendor Services

JMG takes great care to employ a stable of experienced facilities maintenance vendors that adhere to high standards of quality and reliability. We require our vendors to be responsive and thorough, with pricing that is competitive with the regional marketplace. JMG monitors the overall quality of our vendor services and we regularly seek tenant feedback on work performed on their behalf.

Site Cleanliness

Maintaining site cleanliness is critical to any property’s public image and curb appeal. At JMG, our vendors perform complete trash pick-up in common areas and systematic trash disposal. We coordinate day porter trash pick-up services with our landscapers and maintenance personnel to carefully monitor the ground's cleanliness.

services HVAC Equipment

HVAC equipment requires quarterly maintenance by a qualified firm. Detailed service logs verify the maintenance program. JMG regularly evaluates the performance and pricing policies of HVAC service providers to ensure they remain reliable and competitive with the leading service providers in the area.

Landscaping

Well maintained landscaping not only protects the value of an asset, but also promotes a professional image for its tenants. JMG works closely with qualified landscaping companies to maintain your grounds and refurbish as needed. Irrigation systems are monitored to ensure that plants, trees, shrubs, seasonal color and lawns are being efficiently watered. Large trees are regularly assessed and trimmed to mitigate damage and liabilities.

Roof Maintenance

The life expectancy for typical three or four ply roofing systems is 15-18 years. Periodic maintenance is necessary to prevent leaks from cracks that can form around roof penetrations, corners and HVAC equipment. Additional problem areas, such as roof drains, improperly installed scuppers, and HVAC condensate drains, are inspected annually with repair recommendations made as needed.

Exterior lights

JMG’s lighting maintenance program ensures prompt replacement as bulbs burn out and that timers are adjusted according to seasonal time changes. Lights are routinely checked to ensure that all bulbs and timers are operational.

Window Cleaning

Constant road traffic, weather variations and wind patterns cause exterior windows to build up an unsightly coating of dust, dirt and debris. JMG recommends and coordinates professional window cleaning services on a quarterly basis.

Tenant Signage

JMG requires that all tenant signage conforms to the specifications of the lease and/or is approved by the property owner. Specific guidelines are required for signage above tenant suites and window signs.

Parking Lot Asphalt/Maintenance

Routine monitoring and repairs ensure a safe and clean appearance to an asset’s parking areas and driveways. Annual maintenance extends the parking lot useful life and reduces the requirement for major repairs. Periodic striping and curb painting are necessary to ensure compliance with ADA and Fire codes.

Parking Lot Sweeping

JMG utilizes night parking lot sweeping services for routine parking lot cleaning. We also coordinate landscapers and maintenance personnel to ensure that all trash and debris are removed in a timely and orderly manner.

After Hours Response

JMG is always accessible and prepared to deal with urgent, after-hours response issues. You can be sure that your Senior Property Manager will handle the situation in a timely, professional manner and in the best interest of your property.

ADA Policies

Our policy is to address and resolve ADA matters quickly and efficiently in order to reduce owner liability.

Accounting

JMG fully complies with the reporting requirements of your company. We provide accurate and timely financial reports that include the following information:
