Negotiating Expertise

JMG has over 20 years experience in all aspects of construction management, including owning and operating our own construction company. As a result of this depth of experience, we can provide proven construction / development management services not offered by most property management firms.

We have negotiated millions of dollars of exterior/interior capital upgrades, shell and tenant improvement contracts. Areas of expertise include securing competitive bids, bidding plans working under a negotiated or open book scenario, plan interpretation, line item comparison, contractor fee negotiations, and subcontractor negotiations.


We work closely with contractors to evaluate price proposals and to make the most cost-effective decisions for each project. Close on-site supervision ensures that the materials and level of quality negotiated are, in fact, executed on the job site.

  • JMG selects a space planner or architect, and negotiates the fees to a competitive level among qualified firms. We supervise the space planning meetings, directing the planner and tenant in order to ensure maximum construction cost-efficiency and savings.
  • Once the drawings are complete and approved by Ownership and the tenant, the plans are competitively bid under a limited time frame; and JMG negotiates the final improvement costs.
  • A construction contract is prepared including a construction schedule with contractor penalties for delayed completion.
  • During construction, JMG responds quickly to contractor and tenant problems and establishes solutions that are cost and time effective.
  • JMG will process payment requests and change orders quickly and efficiently. The tenant is financially responsible for all change orders it generates after the space plans are approved.

Upon completion of construction, JMG establishes a final "punch list" with tenant and contractor, to ensure satisfactory completion of work.

JMG maintains close control of project paper work including original contract negotiations, landlord and tenant change orders, contractor and supplier preliminary lien notices, partial and final contractor lien releases, payment requests and filing of final notice of completion.
